If you manage a vacation rental in Spain, you will know that the legal landscape has changed drastically in recent months as the Administration has established a new legal obligation, that of acquiring the Rental Registration Number (NRA). It is no longer enough to have a spotless property and good reviews; transparency and traceability are now the pillars of the sector.
In this article, we break down what the new Rental Registration Number (NRA) is, why it is vital for your traveler reports, and how to avoid penalties that could ruin your business.

What is the Rental Registration Number (RRN)?
Unlike the old regional license number (which is still required), the NRA is a unique national identifier managed through the Digital One-Stop Shop for Rentals.
This code (which can be up to 53 characters long) allows authorities and booking platforms (Airbnb, Booking, etc.) to instantly verify that your property complies with all legal requirements, both at the state and municipal levels.
Why is it mandatory from July 2025?
The implementation of this unique registry seeks three clear objectives:
- Combat the underground economy: Ensure that all accommodations pay taxes correctly.
- Citizen security: Facilitate data sharing with the Ministry of the Interior.
- Citizen security: Facilitate data sharing with the Ministry of the Interior.
The Critical Relationship between the NRA and the Traveler’s Report
Since the definitive entry into force of the Real Decreto 933/2021, the collection of guest data has become much stricter. We no longer just record the ID and check-in date; now the administration requires a full connection between the accommodation and the transaction.
1. Identification in the Hospitality System
When you submit your traveler reports through platforms like Registro Parte Viajeros, the registration number is the data that links that report to your specific license. Without a valid and updated number, communication with the authorities (Ministry of the Interior through SES HOSPEDAJES) could be rejected, leaving you in a situation of legal non-compliance.
2. Reservation Verification
The current regulations require reporting not only who enters the house but also the booking and payment data. The NRA acts as the “ID of your property” in each of these electronic submissions.
How to Obtain and Manage Your Registration Number
If you don’t have it yet or have just registered a property, these are the key steps:
- Step 1: Unique Registration Code (CRU). You will need the CRU of your property (you can find it in the Simple Note from the Property Registry).
- Step 2: Application at the Registrars’ Office. The procedure is carried out electronically. It has an approximate cost of 27 € + VAT and requires a digital certificate.
- Step 3: Provisional Number vs. Final Number. Upon request, you will immediately receive a provisional number to operate, which will become final after verification by the registrar.
Important: If you rent out your property under two different modalities (for example, vacation rental in summer and seasonal rental in winter), you must apply for two different registration numbers.
Penalties for Non-Compliance: What You Should Avoid
Operating without the registration number or failing to include it in the passenger reports may have serious consequences:
| Infraction | Consequence |
| Missing number on platforms | Immediate blocking of the listing on Booking/Airbnb. |
| Do not report data (RD 933/2021) from the traveler report (if you were an establishment that needs it, such as a tourist or vacation rental) | Fines that can range between €601 and €30,000. |
| Fines that can range between €601 and €30,000. | Administrative sanctions by the Tourism Department of your Autonomous Community. |
Conclusion: Automate to be at ease
Regulatory compliance in 2026 is complex, but it doesn’t have to be a manual burden. Using a tool that integrates your Rental Registration Number and automates the submission of traveler reports is the best investment to avoid human errors and unexpected penalties.
